DIY Home Staging on a Shoestring Budget

Short on time or budget?  Have no fear, you can still get the property market-ready yourself.  

EXTERIOR: Ensure the lawn is cut, gardens weeded, garbage and recycling bins emptied.  Depending on the season, you can add a few annuals for colour and top your garden with mulch.  COST: 5 bags of black mulch = $20

LIVING SPACES: Remove personal items, tidy up toys, coats, shoes.  PRO TIP: make sure your closets are not overflowing.  An over stuffed closet suggests there may not be enough storage!  Pack unneeded items or off season clothes into bins and store in the basement OR a storage facility.  COST: offsite storage locker = $150 per month

BEDROOMS: Ensure all bedrooms are neat and tidy with clean linens.  Remove personal items from side tables.  

WASHROOMS: Remove all personal hygiene items and toiletries.  No one wants to think about your dirty hair when shopping for a new home! Hang new (never been used) fresh white towels.  COST: 2 white bath towels = $14

LIGHTING: Check each fixtures to determine the maximum wattage that can be used and what type of bulb.  Upgrade all bulbs to the highest wattage recommended for the fixtures.  Bright lightbulbs create a brighter space!  COST: 4 pack of 100W equivalent LED bulbs = $25

FRESH FLOWERS: Add fresh flowers to the dining room and master bedroom.  COST: $150
